Process to Get Started

Flip Properties:

  • You join our program for $2,800.00 (Signed contract(Hirsch link the PDF above) and money wired to KCI Realty & Consulting, LLC)
  • You must provide proof of funds (Cash or from a bank)
  • We find you a property in 90days based on your criteria (If we don’t find one we return your $2,800)
  • Once we find the property we send you an analysis which includes all cost involved including purchase & rehab cost
  • If you agree, we prepare contracts and represent you as a Realtor to purchase
  • We send your contract to our attorney or an attorney of your choice to review and facilitate the closing
  • You wire funds to purchase directly to the title company NOT us
  • The attorney closes the deal on your behalf. You are now the owner of the property.
  • We enter into another agreement with KCI Construction Management, LLC to rehab the property (Cost will be the exact same as estimated price prior to purchase)
  • KCI Construction Management, LLC will provide a 3 step payment plan for a down payment, 50% complete & 100% complete
  • KCI Realty puts the property back on the market through a listing agreement (Required by Illinois to allow us to list the property) or if you are renting we market the property to renters.
  • You will pay any holding cost involved while selling or searching for a renter (utilities, insurance, taxes, etc.) – You actually pay us and then we pay the bills for you.
  • We will provide a statement every month showing expenses paid.
  • Once on the market, someone buys the property and the attorney will close the deal and send the check directly to you
  • You buy another property and we start the process all over again

Rental Properties:

  • You must provide proof of funds (Cash or from a bank)
  • We find you a property in 90days based on your criteria (If we don’t find one we return your $2,800)
  • Once we find the property we send you an analysis which includes all cost involved including purchase & rehab cost
  • If you agree, we prepare contracts and represent you as a Realtor to purchase
  • We send your contract to our attorney or an attorney of your choice to review and facilitate the closing
  • You wire funds to purchase directly to the title company NOT us
  • The attorney closes the deal on your behalf. You are now the owner of the property.
  • We enter into another agreement with KCI Construction Management, LLC to rehab the property (Cost will be the exact same as estimated price prior to purchase)
  • KCI Construction Management, LLC will provide a 3 step payment plan for a down payment, 50% complete & 100% complete
  • KCI Realty markets the property to renters for the price exactly or more than previously estimated prior to your purchase
  • You must open a provide bank account information for a bank in the US for future direct deposits for net rental payments
  • You will pay any and all holding cost involved while searching for a renter (utilities, insurance, taxes, etc.) – You actually pay us and then we pay the bills for you.
  • We will provide a statement every month showing expenses paid.
  • Once the property is rented we will provide a monthly statement showing income and expenses and directly deposit the funds into your bank account.
  • You buy another property and we start the process all over again
